Buyer's Guide
The Contract
- Once you have reached an agreement with the seller you are
"In Contract". Now it's time to get to work.
- Your agent will arrange any number of
inspections of the property to make sure you know exactly what
you're getting.
- Typical inspections include; Wood Destroying Pests,
Plumbing, Lead, Geologic Hazards, Ecologic Hazards, Radon,
Electricity, Roof, Pool, Septic Tank, Asbestos, and more.
- You may be required to increase your deposit on a schedule
agreed upon with the seller.
- You will need to arrange for property insurance and flood
insurance if required by your lender.
Walk Through Inspection
- Just before the home actually transfers to you, your agent
will take you for a final inspection of the property.
- This is your opportunity to make sure any personal property
which the sellers are taking with them is removed from the
premises and any repairs the sellers were responsible for are
completed.
- If anything is not as it should be at the
property, you have an opportunity to delay close of escrow
until the seller performs his responsibilities under the
contract.
